Dream is looking for a Senior Analyst of Debt & Real Estate Finance Join us, we have an exciting and rewarding opportunity just for you within the Real Estate industry. We are looking for a Senior Analyst to support the financial reporting and portfolio risk management aspects of Dream’s debt portfolio. In this role, you will be responsible for quarterly cyclical workflows and debt reporting for various private and public entities, such as TSX-listed vehicles: Dream Office REIT, Dream Unlimited, Dream Residential REIT, and Dream Impact Trust. You will be managing debt for a portfolio of first-class commercial properties in various asset classes and large-scale mixed-use developments.

This role is the best of both worlds if you are an accounting, financial data analytics, or real estate finance professional looking to get a broad understanding of portfolio risk management through management reporting with exposure into real estate strategy. You will leverage your accounting and data background for financial and management reporting while gaining exposure into debt markets and financing. As the Senior Analyst, you will not only be working with historical numbers for reporting but also forward looking on how to support decision making and growth for Dream. Each one of our public vehicles is unique in their own way, with unique real estate assets and development projects, and their differentiating factors will for sure keep your role exciting and challenging.

A Day in the Life:

In this role, you will have the opportunity to support the Senior Manager of Debt to manage and report on Dream’s debt portfolio, which includes land and construction financing, conventional term mortgage financing, corporate credit facilities, affordable housing and sustainable finance initiatives, and other public and private capital vehicles. The Senior Analyst plays a central role, working cross-functionally with finance origination team members and other departments (e.g. Accounting, Investments, Asset Management, Leasing, Development, etc.), lenders, and industry professionals. In this dynamic role, you will own and master reporting deliverables and take on a risk management role, providing analysis and recommendations to senior management to support business strategies. Your aptitude to learn and take on new projects will deepen your knowledge of the real estate industry and in different asset classes.

Here are some of the responsibilities you will take on:

  • Prepare quarterly and annual debt reporting deliverables to corporate accounting teams for their financial statement disclosures and MD&A. This includes debt continuity, scheduled repayments, debt valuation, interest rate sensitivity, and performing calculations to verify covenant compliance.
  • Prepare monthly debt management report for senior executives to support business decisions.
  • Perform borrowing base and financial covenant calculations for quarterly lender compliance reporting.
  • Collaborate with Strategic Finance and Asset Management to perform risk monitoring of Dream’s debt portfolio and identify covenants and maturity rollover risks.
  • Determine loan prepayment penalties to assist with analysis on asset dispositions and other financial strategies.
  • Maintain the debt database, ensuring all key debt terms and conditions, as well as lender reporting requirements are updated following loan execution.
  • Prepare and coordinate lender consent requests.
  • Conduct project, property and portfolio level financial and risk analyses and provide recommendations to senior management.
  • Respond to audit requests related to the debt and real estate finance for public financial reporting and compliance with internal controls.
  • Support the financing origination team in underwriting efforts for real estate debt financing transactions and the due diligence process.
  • Liaise with cross-functional teams to collect necessary information for responding to lender inquiries.
  • Perform other related duties or special ad hoc projects as assigned.

Your Experience Includes:

  • Bachelor’s degree in accounting, finance, or business. Professional designation (e.g. CPA, CFA), or an advanced degree in a related field considered a plus.
  • 2-5 years of accounting, real estate finance, or financial data analytics experience.
  • Advanced Excel proficiency, including but not limited to the use of tables/pivot tables, and complex formulas. VBA coding/macros is considered an asset.
  • Proficiency in financial reporting and analysis.
  • Experience in accounting / consolidation systems (e.g., JD Edwards, Insight) and adaptability with learning new applications.

  • Ability to decipher complex language in loan documents and other contracts.
