What will you do?

Below are some of the primary responsibilities you will be taking on in this role. There will be more, but we can discuss those in person.

  • As a member of the Development management team, manage all assigned tasks relating to the successful execution of the company’s development business plan;
  • Manage projects from inception to closure, leading tasks related to subdivision, OPA, rezoning, site plan application, design, obtain building permits, construction oversight, budget control all while respecting timelines and business plans;
  • Monitor city policies, market trends, and the overall competitive landscape;
  • Assess and provide recommendations on the viability of new acquisitions and partnerships and other opportunities;
  • Support our interdivisional collaboration through the ongoing review and analysis of our development activities as well as competitive market dynamics and leading practice research;
  • Build and maintain positive relationships internally and with external consultants, contractors, municipalities, agencies, and builders;
  • Help prepare weekly, monthly and quarterly reporting packages, metric information, investor, and other similar presentations as required;
  • Manage project scheduling, budgeting, financial reporting, project documentation and control; and
  • Respond to other tasks and special projects as required.

What type of experience and skills do you have?

These are some of the things we’d like you to bring to the table. We can cover the rest when we meet.

  • Minimum 8+ years of professional work experience in real estate development; ideally you have experience with a wide range of medium to high density urban mixed-use projects.
  • Mass timber experience would be an asset but not required.
  • University degree in engineering, architecture, or a related-field and/or previous related experience in development planning.
  • Confident in your ability to read and interpret various land-use, surveyor, engineers and architectural drawings;
  • Possess working knowledge of the development approval process including Zoning, Site Plan Control, Building Permits, and other approvals necessary for project delivery including building codes, fire regulations, and other relevant laws and standards for compliance and safety.
  • The ability to work effectively with architects, engineers, contractors, and other stakeholders is key. Clear communication and collaboration skills help in coordinating various aspects of the project will be critical.
  • You understand budgets for real estate development projects, assess value engineering strategies.
  • Strong people skills help you to be a team player. You have proven your ability to build and maintain relationships at all levels of an organization with multidisciplinary teams;
  • Your analytical strengths are well developed. You approach decision-making in a disciplined and knowledge-based fashion, using reasoning and rational thought.
  • Ability to effectively manage the inherent risks with a mass timber project in the Toronto market including ability to effectively leverage expertise of the consultant and construction management teams, strong working knowledge of construction procurement practices and municipal regulatory environment.
  • Project Management: Ability to prepare and execute detailed plans and oversee the project to ensure it is completed on time and within budget. Skills in resource allocation, scheduling, and risk management are important to ensure there are no surprises and risks are being effectively managed.
  • Innovation and Problem-Solving Skills to solve unique challenges. Being able to think creatively and solve problems is important for overcoming obstacles and optimizing designs.
